Do small hairline cracks always mean foundation stabilization is necessary?
No, It is possible for slight seasonal movement to cause minor cracking and no other damage. Underpinning or stabilization may not be necessary.
Can you underpin from the inside of the foundation?
Yes, but the driving ram is 6' tall and that usually requires a hole in the floor above.
When is the best time of year to underpin?
We underpin all year long.
What are the areas that have the most foundation settlement issues?
Foundation settlement issues exist throughout the entire San Francisco Bay Area, but certain areas seem to have a slightly higher incidence of settlement per capita. Some of the towns we have worked in a lot are:
Lafayette, Orinda, Pleasanton, Walnut Creek, Concord, Oakland, Danville, San Jose, San Ramon, and Berkeley.

Do these jobs require engineering and a permit?
Yes. We usually handle all the necessary permits and engineering. Owners should always check to see that the contractor has a proper permit, current license, liability and workmans comp insurance before starting the project.
Can I wait until I'm ready to sell my home to stabilize and level?
The best position to be in at the point of sale is to have completed the project some years ago. It's hard to argue with actual success, and five years is long enough to have a track record. It can be a big negative issue to deal with while selling, and the buyer will likely want to be credited the highest possible cost rather than the least. From over 30 years of experience, we feel it's best to get the foundation repair and leveling work done well before you sell.
